Any smoking evidence will result in a fee for odor removal, duct cleaning, and furniture cleaning. ★ QUIET HOURS/ NO PARTIES ★ We kindly ask you to respect quiet hours between 10PM-8AM (city ordinance). No music should be played outside during this period, and voices/sounds should be kept low to ensure neighbors are not disturbed. We do NOT allow any loud PARTIES or EVENTS to be held at the property at any time of day. Thank you very much for your understanding. We will not tolerate loud parties. Your reservation will results in immediate cancellation with no refunds. ★BUGS & CRITTERS★ Please be aware that this is Florida. If you don’t want bugs, mosquito’s, spiders, snakes, armadillos, lizards, iguanas, raccoons, palmetto bugs, deer and/or cockroaches in the house, please do not leave the door open. We do not give refunds for bug and/or animals found in or outside the property. We do have a monthly pest service in place. We can at anytime have dangerous animals located on this property. This property is located in a tropical climate zone. It is possibly, but not likely to see snakes, lizards, exotic reptiles, vermin, iguanas, raccoons, ferile cats, alligators, non-native primates, and other wild animals, as well as bugs, including, but not limited to ants, bees, palmetto bugs, love bugs, roaches, fruit flies, etc. on the property. ★FL Weather★ We are not responsible for FL weather changes / delays leading up to and during your reservation. Please purchase TRAVEL INSURANCE. ★Note about the Pool/Spa/Jacuzzi★ Although it appears that we have a Spa in our pool, Please note that this Spa does not have a jet pump. Heating the pool is optional for a surcharge of $25/day. We have weekly pool maintenance in which the pool company will come every Tuesday to service and chemically balanced. Please understand that we do try our best to keep our pool clean, but the pool is outside and uncovered, so debris and leaves may fall into the pool. This is not subject to any refund. We do provide a net. Pool can be HEATED with prior arrangements. HEATED POOL is $25/day. Pool heater is control remotely by host. There is a locked code on the control panel itself. Please do not try to control it yourself. It is $200 to get the pool tech out to reset and this will get billed to the responsible guests. Also understanding that pool needs at least a good 24 hours to heat, so prior arrangement is super important especially for those short stays. When the temperature drops below 45, the pool heater will struggle to keep the pool heated. Please bear with the weather and the pool will get back out to temp asap! ★NOTE about the grill★ It is a charcoal grill. No charcoal is provided. Please clean the grill after yourself.
